Specialist Disability Accommodation (SDA) is a type of accommodation funded by the National Disability Insurance Scheme (NDIS) in Australia. It is designed to support individuals with significant functional impairments and high support needs. SDA funding specifically covers the “bricks and mortar” component of the accommodation, which refers to the physical structure and features of the home.

SDA aims to provide suitable housing options for people with disabilities, enabling them to live more independently and with the necessary support. The funding covers the cost of constructing, acquiring, or modifying properties to meet the specific needs of individuals with disabilities. This may include features like wheelchair accessibility, specialized equipment, or design elements that enhance mobility and safety.

It’s important to note that SDA funding is separate from other supports provided by the NDIS. While other NDIS supports cover services, therapies, and personal care, SDA specifically focuses on the accommodation component. SDA is intended for individuals with the most significant disability-related support needs and is designed to ensure they have appropriate housing options that meet their requirements.

Who is eligible for SDA?

The National Disability Insurance Scheme (NDIS) offers SDA funding specifically for individuals with severe functional impairments and/or extensive support requirements. Typically, only a small percentage (6%) of individuals who are already on an NDIS Plan qualify for SDA funding, as it is subject to eligibility criteria. This ensures that the funding is allocated to those who have the greatest need for specialized accommodation options. The eligibility criteria take into account the level of functional impairment and support needs of the individual to determine their suitability for SDA funding.
